Dexamenes Seaside Hotel Extension / K-Studio

April 15, 2026 Miwa Negoro 0

The project of Dexamenes is one that matures gracefully over time, like wine—a story of continuity, gentle projection into the future, and constant entropy. Quiet reinvention has become part of its character: the hotel evolves in modest gestures, extending itself, layer by layer, season by season.

The homeowner is a young man, but has a great love for old Vespas. He and his friends often travel on old Vespas throughout the provinces and cities of Vietnam. But then the time came for him to build a house and get married. He confided to the architect that he probably won’t travel much anymore, and he will spend more time in the house. He also wants to build a house not only for him and his wife to live in, but also for his parents, grandmother, and younger sister to live with. The idea started from the homeowner’s bedroom.

Here, we combined the methods listed below to attempt to create a kind of “geography”—a sequence of diverse atmospheres and environments that evoke the sensation of walking through the terrain or the city streets. Through these elements, we aimed to create a place where visitors and residents feel at ease, liberated, comfortable, and supported, with a sense of discovery.

Located at the intersection of a lively commercial street and a modest residential alley in Seoul’s Gangnam district, the site presented a dual character—active and visible yet bound by zoning regulations that restrict the building height to four stories with less FAR than typical commercial areas. This posed a design challenge: how to create a commercial presence that stands out without exceeding the area’s formal constraints.

A House is a renovation of a wooden house that had become an unauthorised structure due to r repeated extensions and alterations since it was constructed 100 years ago. The processes to bring this house back into compliance with the current building regulations and reapply for planning permission involved 1) removing the unauthorised extensions, 2) constructing a new foundation inside the existing structure for seismic reinforcement, and 3) applying fire-resistant wall cladding. The renovation of A House can be used as a case study to explore the possibilities for other wooden structures with similar conditions.
